How Sol Markets Your Home
I have a proven system that’s worked well for many home owners. For ease of understanding I’ve divided it into four areas. I call it:
The 1-2-3-4 of listing your home with Sol:
1. Online Listing Activity and Analytics
As part of my exclusive service, your listing will be seen in several websites, not just MLS® and REALTOR.ca. A significant portion of potential home buyers search for their new homes online and by themselves. That means having an Online Presence is now a crucial component of the overall marketing campaign in order to attract as much interest in your home as possible.
Two of my team members are specifically assigned to market all listings to dozens of websites including social media sites and youtube video uploads. Below is a sample of websites where my listings will be published and marketed as part of my service, including the MLS® and REALTOR.ca.
Some of my advertised websites and Social Media Promotion Partners:
As a result, your listing will have excellent online visibility so when it is searched online, it will not only fill the first page of the search result, but likely the second page as well. AND, if warranted, Targeted Digital Ads can also be launched in tandem.
As for analytics, I can report not only on the number of views, but also on activity such as the number of photo views, emails to friends, shares, favorited, etc.
The analytics I provide also includes how the ad was viewed (computer, iphone, android, tablet). As a further benefit the listing for your home would also be picked up by a network of REALTOR® websites creating a multiple effect.
2. PROJECT Management to sell your home
I’ve found it very productive to treat every home for sale as a separate Project. You are the owner, and I am the Project Manager. As Project Manager, I will outline the options available and point out the best route to get your house ready to market.
We’ll go room-by-room and take as much time as necessary for me to recommend options for you to consider that will make your home more inviting. When you and the property are ready, a marketing plan is then discussed so that the best course of action for YOU is laid out.
Here are some examples of preparation and marketing options we might discuss:
✓ Professional home staging – accentuates the desirable aspects of each home
✓ Professional Photos – to capture a better feel of the home
✓ Video Tour – provides a “being there” visual
✓ Respected and Professional Home Inspection Report – for faster firm offers
✓ Drone Footage – for a bird’s eye video of property including landscaping, roof and general location
✓ Floor Plans – to see “traffic” flow, use of space or assist in planning renovations
✓ Property Website – showcase the home with photos, video, information on the property and neighbourhood
✓ Feature Sheets – takeaway sheet or brochure to present the home to visitors
✓ Effective Open House – properly planned to attract serious buyers
✓ Advanced Precision Targeted Admail – reach more buyers
✓ Professionally Produced Digital Ad Campaign – formatted to appear on all devices (computers, iphones, androids, tablets, etc)
✓ Launch Multi-Channel Campaign – to run continuously for days or weeks for even more impactful results
3. PROPERTY Management for your home
Things can happen while the home is listed for sale, and many times things do happen. When things don’t go as smoothly as planned, I become a part of the crisis management team. You can see from other pages on this website I have good experience in this area.
As your Property Manager, and while the property is listed with me, I am the one to call if you suddenly need a plumber, electrician, drywaller, painter or anything else.
In one home I “managed” during a listing I arranged for basement waterproofing, while in another home I arranged for the replacement of damaged carpeting and even co-ordinated the installation while the home owner was out of town.
4. Guaranteed Service from a professionally licensed REALTOR®
As a member of CREA, OREA and TREB I’m committed to the REALTOR® code. It’s your guarantee of professional conduct and quality service.
Not everyone can call themselves a REALTOR®. You must be an accredited member of the CREA, the Canadian Real Estate Association. As a REALTOR® I’m required to be knowledgeable about developments in real estate in order to get you the information needed to make an informed decision.
Through courses, workshops and other professional development I maintain a high level of current knowledge about real estate.
Now you know my definition of a Diamond Service REALTOR®.
